Three most common reasons why strata owners seek out a strata manager.

  1. A single owner has a dominating personality and is effectively controlling all that happens as other owners either do not want to or are intimidated to stand up to that individual. Things to look for are conflicts of interest if that dominating personality is making decisions that benefits them as an individual over and above the majority of owners ? EG: That owner has a small dog and wants to put a bylaw in place to prevent large dogs in the complex.
  2. Strata rules are constantly changing and keeping up with changes is overwhelming and why should I worry about it when I can engage a professional to do it for me. At times the changes may be due to legislation and at other times it might be a change to the owners corporations bylaws and understanding what that means to each individual may need explanations.
  3. How to I know if maintenance is my responsibility or the owners corporation ? Financial management of assets, day to day exspenses and determining who is to pay for what needs a clear understanding of the legislation, your building bylaws, what the strata plan says and then an explanation from a professional to interupt all of that.
